Site Fee: The site fee includes exclusive use of the property, all tables, chairs, bistro lighting, bathrooms, set up/breakdown, & choice of arbor.

*Cottage Buyout for 2 nts (required) - Please note that you don’t have to pay the full buyout costs. For ultimate privacy, all 5 of our cottages will be reserved for your group for 2 nights. We will hold the cottages in your name and allow your guests to book them with a group code. Typically, the couple reserves our honeymoon suite, Treetops, and the other 4 cottages are blocked off for guests to reserve separately. Any cottages not reserved 90 days prior to the event are your responsibility. You may also add extra nights in individual cottages based on availability.Our cottages sleep a total of 36 guests. Additional Nights - For this weekend package, 2 nights are required, but up to 4 nights of full buyout may be reserved between Thur-Mon, based on availability. An additional night of full buyout is typically $3000 + 12.5% tax ($3375).

Catering/Bar - starts at $45 per person. See Our Catering/Bar Packages. We work with 2 caterers exclusively. You may use a different caterer for an outside catering fee of $500. We allow you to bring in or deliver your own alcohol, which saves money. However, a bar package, with professional bartender is required.

Planning - relax and let us handle the details! A professional “day of” planner is required for weddings over 30 guests. Our excellent in-house “month of” planning team is only $3500. Decor - Choose from our wedding decor or bring your own.

Floral, Linens, DJ, Photography - Choose from our Preferred Vendors or bring your own.

Additional Events - add a welcome party, rehearsal dinner, or goodbye brunch! $500 per event (catering/bar not included). This fee covers staff time and set up/breakdown.

Event Liability & Cancellation Insurance: We require event liability and cancellation insurance, which is approximately $350-450 based on your total wedding cost.This covers host liquor liability, cancellations due to extreme weather, damage to our venue, vendor deposits, lost rings, lost wedding attire, and more.

Treetops - 1 bd/1 bath $350 per nt
Banana Cabana - 1 bd/1 bath $500 per nt
Deckhouse - 2 bd/2 bath $500 per nt
Bayhouse - 3 bd/2 bath $650 per nt
Tropicasa - 4 bd/3 bath $1000 per nt

Each rental cottage also requires a cleaning fee + damage insurance.

PAYMENTS
Reservation Fee - Only $1500 reserves your wedding! The reservation fee is credited towards your overall package price. Upon booking, we also require the purchase of the cancellation/liability insurance (app $350-$450).

Second Payment/90 days after booking - 50% of the wedding fees (site fee, extra events, or planning) must be paid.

Third payment/90 days prior to the event - the remaining 50% of the wedding fees, plus all cottages must be reserved and paid in full.

CANCELLATION POLICY - All monies paid are non-refundable, unless we must cancel due to unforseen circumstances. The required cancellation insurance should cover most cancellations. In the event of extreme weather, we will first try to reschedule your event if at all possible.Item description

SCHEDULE A TOUR -First, we recommend that you schedule a virtual or in person tour here: Schedule a Tour. Please don’t contact our office about scheduling a tour. To stay organized, scheduling is best done through our online scheduler, as that goes directly to our tour team. If you have issues with scheduling, please call our main number and hit ext #2.

AVAILABILITY -We often block off dates to hold them for weddings, so just because a date is blocked on our calendar doesn’t mean it isn’t available for your wedding. Please contact us regarding available dates. Once you’ve decided on your dates, and checked availability with our office, we will prepare the contract for your review and hold the dates for 3 days pending your review and payment of the reservation fee.
